Renovation services in València

Plan, design and renovate with one point of coordination. We bring together the agreed construction work and the independent design and technical professionals needed, from a single room to a whole home.

The paperwork follows the works

València’s 2026 ordinance distinguishes three routes for building works. Design appointments first establish the proposal; the resulting construction is assessed against the applicable route.

  • No permit. Article 14.f exempts specified interior jobs, including painting, replacing kitchen units and sanitaryware, adapting access doors and fitting appliances or air-conditioning, only when they do not affect the dwelling’s installations or the building’s general installations. The scope and any heritage restrictions must be checked first.[1]
  • Declaración responsable. A declaración responsable covers the works listed in TRLOTUP art. 233.1, and the art. 233.2 works when an ECUV or a professional college has certified them.[1, 2]
  • Licence. A licence is needed for the works listed in TRLOTUP art. 232, and for art. 233.2 works that do not carry a certificate.[1, 2]

A kitchen with new units in the same place can need nothing at all. Move the sink to the other wall and the same kitchen needs a filing. We tell you which route your job takes before you receive a quote, and the quote is built around it.

One coordinated project, clear responsibilities

The agreed scope can include architectural design, interiors, structural assessment and design, building services, municipal submissions, procurement, construction and handover. Required regulated work is undertaken by the appropriately qualified professionals, with their appointments and fees identified. Approval remains with the relevant authority or community.

Start with the complete renovation roadmap or compare the design-team roles. A free estimate helps define the next steps. We then document the agreed scope and price in your fixed-price quote in writing.

Which IVA rate applies

The rate on our invoice depends on the home and on how it is used, not on the service. Ordinary dwelling renovation or repair can qualify for 10% IVA when the recipient is a private individual using the dwelling privately, construction or rehabilitation finished at least 2 years before the works, and contractor-supplied materials cost no more than 40% of the taxable base. Qualifying communities of owners are also covered by the law.[3, 4] The general IVA rate for ordinary repair or renovation is 21%; the private-home reduced-rate route does not cover rented or business-use dwellings. Construction and works meeting the tax definition of rehabilitation have a separate reduced-rate test, so the contract must be assessed before assigning a rate.[3, 4, 5]

What we don’t do

We don’t build pools, we don’t offer emergency or round-the-clock call-outs, and we don’t handle tourist-licence applications. We renovate homes in València city and carry out repairs you book with us in advance.
