District 7 · L’Olivereta (Olivereta)
Renovating a home in L’Olivereta
L’Olivereta covers Nou Moles, Soternes, Tres Forques, La Fontsanta and La Llum. Two different protected sites on Castán Tobeñas show why the planning check should follow an address, while the renovation brief follows the condition and use of the home.

At a glance
Municipal data for 2025. These figures describe the district, not the condition of an individual property.
- District 7: 5 barrios
- Nou Moles, Soternes, Tres Forques, La Fontsanta, La Llum. These are administrative neighbourhoods; protection boundaries need a separate address check.[3]
- Recorded construction age
- The 2025 municipal report records 18,814 of 24,125 dwellings in construction-age bands ending in 1980: 78.0%. This is not a survey of their present condition.[1]
- Homes recorded after 1980
- The same cadastral table records 5,311 dwellings in the later construction-age bands. An older district can therefore contain very different buildings; identify the particular block before specifying work.[1]
- Alqueria de Julià is individually protected
- The municipal catalogue places Alqueria de Julià at Calle Castán Tobeñas 62 in Nou Moles and identifies it as a BIC monument.[4]
- A second protected site on Castán Tobeñas
- The Antigua Cárcel Modelo at Castán Tobeñas 77, also in Nou Moles, has a separate BRL historic-site entry. These are specific protected locations, not a blanket designation for L’Olivereta.[5]
Use Nou Moles landmarks carefully
The catalogue places Alqueria de Julià and the former Cárcel Modelo on Castán Tobeñas, at numbers 62 and 77 respectively. They have different records and categories of protection. For a renovation near either site, the relevant question is how the property and proposed work relate to its mapped protection, not simply whether the street name matches.
Soternes, Tres Forques, La Fontsanta and La Llum are also part of L’Olivereta. Their inclusion in the same district does not transfer the restrictions of these two sites to every building. A homeowner should provide the exact address, existing arrangement and proposed changes so the technical team can check the correct property information and choose the right procedure.
Put the household’s priorities first
An effective brief says what is difficult about living in the home today. It might be an awkward bathroom entrance, insufficient storage, a kitchen isolated from family activity or work that must be spread across stages. Describe those problems before choosing a style. The design can then compare practical solutions within the measured space instead of adding products without resolving circulation.
The district report records 18,814 dwellings in construction bands through 1980 out of 24,125, or 78.0%. That encourages careful investigation of the existing building, but it does not establish the condition of a particular apartment. Ask for evidence of electrical, plumbing and communal works already carried out. Price necessary investigation separately where the hidden condition remains uncertain.
Design a bathroom that fits real movement
Measure the route from the bedroom and entrance, the bathroom door swing and the space required to approach each fixture. A sliding door, relocated basin or different shower enclosure may improve use without increasing the room. Where future mobility is a concern, the designer should consider support positions, reachable controls and sufficient clear space rather than relying on a single product labelled accessible.
Establish the drain position and available floor depth before promising a level shower. Check that waterproofing, falls and transitions can be achieved within the construction. If that is uncertain, compare alternatives early and explain any threshold. A complete bathroom specification includes concealed work and ventilation as well as sanitaryware, taps and tiles.
Decide whether to phase or complete the refurbishment
Phasing can spread decisions and disruption, but the service routes should be planned for the eventual whole-home layout. Replacing a floor this year may be inefficient if next year’s electrical or plumbing work requires reopening it. Develop a simple sequence showing investigations, permissions, shared-building dependencies and each room’s work before dividing the project into packages.
If the household stays in residence, identify how cooking, washing and safe access will be maintained. A flat with one bathroom may have periods when remaining there is impractical. Discuss that openly in the programme. Protect completed rooms from dust and deliveries, and establish who checks the condition of shared stairs, doors and lifts after heavy materials have been moved.
Keep the budget readable
Compare quotations against the same scope, quantities and assumptions. Separate essential repairs, chosen improvements and optional finishes. A lower price may reflect a different electrical allowance, omitted waterproofing or an unconfirmed waste arrangement rather than equivalent work at a discount. Ask the contractor to identify exclusions and the process for agreeing a variation before the site opens.
Our coordination can include design, qualified technical advice, permission preparation and the construction trades. At handover, review the actual installation, obtain relevant documents and demonstrate controls and access panels. For staged work, retain a plan of what has been completed and what remains, so the next phase builds on an accurate record of this L’Olivereta home.
Your questions, answered
Is every home on Castán Tobeñas protected?
A street name alone cannot establish that. The catalogue identifies particular sites, including Alqueria de Julià and the former Modelo prison. Check the exact property, relevant setting and proposal before deciding which requirements apply.
Can a small bathroom become easier to use?
Measure movement and fixture clearances first. Changing the door, basin position or shower arrangement may help, but the drainage depth, waterproofing and proposed user's needs must shape the design.
Is it better to renovate in stages?
It depends on the household and the work. Plan the final service routes and layout before splitting the project, so completed finishes do not have to be reopened unnecessarily during a later phase.
What makes a bathroom quotation complete?
It should cover removal, preparation, plumbing, electrical work, ventilation, waterproofing, finishes, fixtures and disposal as applicable, with quantities and exclusions clear. The visible products are only part of the installation.
