How we run a renovation in València

One project manager, one written quote, and the paperwork done in the right order. This is what happens between your first message and the day you get the keys back.

Before the quote

Most projects start with a handful of photos, a floor plan if you have one, and a few lines about what you want to change. From that we give you a free estimate: an honest view of what the works involve, and whether anything in the building is likely to complicate them.

Then we visit. We measure, open the cupboards that hide the meters and the risers, look at the stairwell and the façade, and ask the administrator for the community’s rules. If you can’t be there, we walk you through the flat on a video call.

The permit route, then the price

We work out the route before we fix the price, because it changes both the timing and the cost of the project. For some jobs no permit is needed; for most bigger ones a declaración responsable is filed online; some need a licence. If your building is catalogued, or you are not sure, we check its status first.

The quote you receive is a fixed-price quote in writing. Official fees and taxes appear on their own lines, so you can see what goes to the Ajuntament and the tax office and what goes to the works.

Design and professional appointments

We coordinate the architectural design, interiors, structural input and building-services work required by the agreed scope. Independent professionals undertake the regulated tasks within their competence. Their appointment identifies the deliverables, responsibilities and fees; general project coordination does not replace technical direction where it is required.

Together, we compare layouts, confirm the service routes, review material samples and record the approved specification. Our guide to the design team explains who does what. Decisions and exclusions remain visible in the quote rather than being left to an attractive drawing.

The paperwork, in order

The order matters, and it is easy to get wrong from abroad.

  1. The comunidad. An owner must notify the community’s representative before works inside a flat. Article 7.1 allows those alterations only if they do not impair the building’s safety, general structure or exterior configuration, or prejudice another owner’s rights; notice alone does not authorise changes to common elements.[1] We write that notice for you and send it with the dates and a short description of the works.
  2. Fees first. The tasa and ICIO are paid before the declaración responsable is filed.[2]
  3. Filing. A valid declaración responsable with all required documents enables the covered works to start on filing, subject to municipal checks. Filing is not a licence or confirmation that an unsuitable project is lawful.[3]
  4. The clock starts. Declared works must start within 6 months of filing and finish within 24 months of starting. The ordinance does not allow extensions except for stoppages caused by force majeure.[3] We plan the works to fit comfortably inside those limits.
  5. Notices. The start and completion of declared works must each be notified to the Ajuntament within 15 days of the event, with the documents required by article 28.[3] We send both and give you copies.

During the works

Your project manager is the one person you deal with. They hold the keys, coordinate the trades, keep the administrator informed and send you progress updates you can follow from wherever you are. Changes you ask for during the works are priced in writing before they are made.

Handover

When the works are done, your project manager shows you round the finished home, in person or on a video call, room by room. We review the agreed specification, record outstanding items, arrange demonstrations of the installed equipment and assemble the applicable project documents. Any required end-of-works notice is submitted through the relevant route.

Use the handover checklist to prepare that visit. The full renovation roadmap follows the decisions from the first brief through completion.

The six steps

  1. Free estimate

Send photos or a short video, or book a call. We tell you what the job involves and give a free estimate.

  2. Visit

We visit the property, measure up and look at the building, the installations and the community’s rules.

  3. Design and permissions

We agree the design, coordinate any required independent architect or engineer, and check municipal and community requirements.

  4. Fixed-price quote

You get a fixed-price quote in writing, with the official fees and IVA shown separately.

  5. Paperwork and works

We coordinate any required filing and prior approvals before the affected works start. Your project manager tracks progress, decisions and agreed changes.

  6. Handover

We inspect the agreed work with you, record outstanding items and hand over applicable certificates, manuals and completion documents.
