District 18 · Pobles de l’Oest (Pueblos del Oeste)

Renovating a home in Pobles de l’Oest

Pobles de l’Oest contains Benimàmet and Beniferri, each with its own protected historic nucleus. A house refurbishment should therefore follow the correct village record, while an apartment project needs its building-specific and community checks.

District 18: 2 barrios
Benimàmet, Beniferri. These are administrative neighbourhoods; protection boundaries need a separate address check.[3]
Recorded construction age
The 2025 municipal report records 4,325 of 7,065 dwellings in construction-age bands ending in 1980: 61.2%. This is not a survey of their present condition.[1]
Homes recorded after 1980
The same cadastral table records 2,740 dwellings in the later construction-age bands. An older district can therefore contain very different buildings; identify the particular block before specifying work.[1]
Beniferri has a distinct historic nucleus
The municipal catalogue records Núcleo Primitivo de Beniferri as a BRL historic nucleus with an approximate area of 1.83 hectares and its own mapped boundary.[4]
Benimàmet has a separate protected core
Núcleo Primitivo de Benimamet is separately listed as a BRL historic nucleus, with an approximate area of 10.02 hectares. The two village records are not interchangeable.[5]

Begin with the correct village record

Benimàmet and Beniferri form Pobles de l’Oest, but their historic nuclei have separate catalogue sheets. The Beniferri entry records approximately 1.83 hectares; the Benimàmet entry records approximately 10.02 hectares. Each includes a boundary map. A homeowner should locate the particular plot on the relevant map before assuming a frontage, roof or opening can change.

The protected nucleus is not the entire administrative barrio. Properties outside it still need their own planning and building checks, including any individual protection. Use the full address and cadastral reference when requesting an assessment. Similar village names, a nearby landmark or an estate-agent description should not determine which documents the project relies on.

Investigate a roof before redesigning the rooms below

For a house, establish the condition and construction of the roof and the extent of any previous repairs. Record visible leaks and their relationship to weather, drains and openings. If structural work or a changed roof form is proposed, seek the appropriate assessment and permission advice. A new ceiling should not be specified as the answer to an unresolved source of water ingress.

Where the roof is shared, clarify ownership, access and responsibility with the affected parties. Where a property lies in a protected setting, establish the permitted treatment of materials and visible form before obtaining replacement prices. The technical scope should explain whether it concerns maintenance, repair, reconstruction or a proposed alteration, since those are different project decisions.

Use the housing figures as context

Pobles de l’Oest’s 2025 municipal report records 7,065 dwellings. Of these, 4,325 are in construction-age bands ending in 1980, or 61.2%; 2,740 are recorded after 1980. Neither number establishes the condition of a specific Beniferri house or a Benimàmet apartment.

Request previous works information and inspect the building elements affected by the new brief. Some installations may have been renewed more recently than the recorded construction date. Others may need testing or further investigation. Explain the evidence for retaining or replacing each significant element, and identify what cannot yet be confirmed without opening up.

Compare internal options before seeking extra volume

A measured layout can reveal whether storage, circulation and room connections can improve within the existing envelope. Test the placement of kitchens, bathrooms, stairs and furniture before making an extension central to the project. The structure and service routes will affect which alternatives are feasible.

If additional space remains necessary, treat it as a separate planning and technical exercise. Establish the permitted volume, relationship to adjoining buildings, light and access, and any heritage constraints. The cost of extra floor area should include its consequences for the existing house and installations, not only the new walls and finishes. The owner should be able to compare a complete internal-refurbishment option with a properly assessed enlargement option.

Distinguish an apartment’s communal dependencies

For a flat, ask about building works planned by the community and identify common service runs. A moved bathroom, external unit or window proposal may require coordination beyond the dwelling. Confirm the appropriate permissions and agreements before ordering products. The construction plan should also address material deliveries, protection of shared areas and temporary service interruptions.

Our project scope can combine architectural, interior-design and structural coordination with submissions and construction. Agree professional responsibilities and the owner decision points in writing. At completion, inspect the result against the final scope, collect relevant certificates and product instructions, and record remaining items. For a house in either historic nucleus, keep the agreed conservation treatments and permission documents with the property record for future maintenance and sale.

Your questions, answered

Are Benimàmet and Beniferri covered by one historic-centre plan?

The structural catalogue gives them separate historic-nucleus records and maps. The property's applicable current planning and individual protection must be checked as well; one village's entry should not be used for the other.

Should a roof issue be repaired before internal decoration?

Establish the cause and necessary repair first, then coordinate the sequence. Completing internal finishes while water ingress remains unresolved can leave the underlying problem and risk further damage to the new work.

Can better space use avoid an extension?

A measured study may identify alternatives through storage, circulation and room connections. Compare these with a separately assessed extension proposal before committing the budget to additional volume.

What does a useful house-renovation handover include?

Keep the final agreed drawings and scope, relevant permissions, installation records, maintenance instructions and an outstanding-items list. Include records of retained or repaired features where they matter to the property's protected setting.
