District 10

Renovating a home in Quatre Carreres

Quatre Carreres contains seven barrios, from Montolivet and En Corts to La Punta and Ciutat de les Arts i de les Ciències. Its local records include a protected rural settlement as well as an individually catalogued church, so a single district-wide renovation formula is inadequate.

District 10: 7 barrios
Montolivet, En Corts, Malilla, La Fonteta de Sant Lluís, Na Rovella, La Punta, Ciutat de les Arts i de les Ciències. These are administrative neighbourhoods; protection boundaries need a separate address check.[3]
Recorded construction age
The 2025 municipal report records 23,134 of 39,041 dwellings in construction-age bands ending in 1980: 59.3%. This is not a survey of their present condition.[1]
Homes recorded after 1980
The same cadastral table records 15,907 dwellings in the later construction-age bands. An older district can therefore contain very different buildings; identify the particular block before specifying work.[1]
La Punta has a rural heritage designation
The catalogue identifies Asentamiento Rural Histórico La Punta, associated with Jesús Morante y Borràs, as a BRL historic rural settlement. The sheet records a dispersed pattern of buildings and cultivated plots.[4]
Montolivet has an individually protected church
Nuestra Señora de Monteolivete, at Plaza de Monteolivete 3 in Montolivet, is separately catalogued as a BRL monument. Its record and setting are distinct from the La Punta settlement.[5]

Seven barrios, different property questions

Montolivet, En Corts, Malilla, La Fonteta de Sant Lluís, Na Rovella, La Punta and Ciutat de les Arts i de les Ciències belong to Quatre Carreres. Their shared district name is useful for locating an enquiry, but the dwelling’s address and existing use are what the designer needs. Specify whether the project concerns an apartment, a house, an external alteration or a proposed conversion.

Two catalogue entries make the contrast clear. La Punta is recorded as a historic rural settlement, with a dispersed arrangement of buildings and cultivated plots. The church of Nuestra Señora de Monteolivete has an individual monument entry at Plaza de Monteolivete 3. A proposal affecting either setting needs the relevant record, not a generic statement about protection throughout Quatre Carreres.

Treat a La Punta house as a property investigation

For a house in the La Punta area, establish the exact plot, lawful use, built area and relationship to the applicable rural-settlement boundary. Compare the cadastral description, available title documents and planning information, with professional help where the records differ. A building’s existence or appearance does not by itself establish that an extension or residential conversion is permissible.

The renovation survey should identify the roof, structural arrangement, moisture conditions and actual service connections. If external ground works are proposed, understand their route and any affected features before setting the scope. Do not assume that a service arrangement suitable for an apartment block is available at an individual house. The evidence and proposed use should determine the design.

Assess an apartment on its own evidence

For a flat in Malilla, En Corts or another barrio, obtain the building’s plans and community information. Establish the private and communal limits of drainage, water, electrical supply and ventilation. A kitchen relocation that looks straightforward on a plan can depend on a shared connection or a route through another element of the building.

The 2025 district report records 39,041 dwellings, of which 23,134 fall in construction bands through 1980, or 59.3%. The later bands contain 15,907. These figures reinforce the need to distinguish individual buildings rather than using a single age-based specification for the entire district. Previous refurbishment should be investigated separately from construction date.

Develop options before committing to the finishes

For a household seeking more usable space, compare better storage and room connections with structural changes. Test furniture, door swings and circulation on a measured plan. If a wall opening is proposed, the technical assessment should explain its feasibility and consequences for services, temporary support and making good.

For comfort improvements, assess the actual glazing, shading, ventilation and equipment arrangement. An external unit or new opening requires the appropriate planning, community and technical consideration. In a protected setting, the visual impact is part of the design problem. Show it early, when equipment positions and routes can still be changed without wasting ordered materials.

Bring permissions, construction and ownership together

The project plan should separate the checks needed for the property from the building work itself. Qualified architectural or structural input may be needed before a reliable construction scope can be agreed. We can coordinate those services, interior design, permission preparation and the trades, with responsibilities and exclusions recorded in the appointment.

During works, keep a record of approved changes and photographs of important concealed installations. At completion, review the outcome against the agreed drawings and list any remaining items. Collect the relevant certificates, equipment instructions and maintenance information. For a house or conversion, retain the documents establishing the authorised scope alongside the existing property records; for an apartment, also record any agreed work affecting common elements.

Your questions, answered

Can a rural building in La Punta automatically become a home?

No assumption should be made from appearance or current occupation. Establish lawful use, planning classification, the protected settlement boundary and the proposed work with the relevant professionals before relying on a conversion.

Does the Montolivet church listing affect all Quatre Carreres?

The church has a specific site and heritage record. Its relevant setting must be checked for a nearby proposal; the designation is not a blanket rule for all seven barrios.

Is a newer Malilla flat free from renovation checks?

Construction age does not remove the need to assess the actual layout, installations, community requirements and permissions. Even a recent building can have constraints on external equipment or common-service alterations.

Can you coordinate both the design and building work?

The scope can include architectural, interior-design and structural coordination, required submissions and construction. Confirm the responsible professionals and deliverables in writing so technical decisions and construction responsibilities are clear.
