District 4
Renovating a home in Campanar
Campanar combines an individually protected church, a mapped historic nucleus and housing of different recorded ages. A village-core house and an apartment elsewhere in the district need distinct surveys, designs and permission checks.

At a glance
Municipal data for 2025. These figures describe the district, not the condition of an individual property.
- District 4: 4 barrios
- Campanar, Les Tendetes, El Calvari, Sant Pau. These are administrative neighbourhoods; protection boundaries need a separate address check.[3]
- Recorded construction age
- The 2025 municipal report records 9,163 of 19,148 dwellings in construction-age bands ending in 1980: 47.9%. This is not a survey of their present condition.[1]
- Homes recorded after 1980
- The same cadastral table records 9,985 dwellings in the later construction-age bands. An older district can therefore contain very different buildings; identify the particular block before specifying work.[1]
- A defined historic nucleus
- The catalogue identifies Núcleo Primitivo de Campanar as a BRL historic nucleus, with an approximately 34.33-hectare mapped area. The administrative district and this protected area are different boundaries.[4]
- The church has its own BIC record
- Nuestra Señora de la Misericordia de Campanar, at Plaza de la Iglesia 11, has a separate BIC monument entry. Its protection context must be checked for proposals affecting the relevant site or surroundings.[5]
Two kinds of boundary to understand
Campanar is both the name of district 4 and the name of one of its four barrios. The others are Les Tendetes, El Calvari and Sant Pau. A third boundary appears in the heritage documentation: the Núcleo Primitivo de Campanar. Its catalogue sheet maps the historic nucleus and records approximately 34.33 hectares. Confusing these names can produce an overly broad answer to a simple question about replacing a window or altering a roof.
The church of Nuestra Señora de la Misericordia has a separate monument record at Plaza de la Iglesia 11. For a property in or near the mapped protected setting, the architect should identify the relevant plans and explain which parts of the proposal they affect. Proximity alone cannot establish a restriction, and being outside the historic nucleus does not establish that a building has no individual protection.
The district is not uniformly old
The 2025 municipal table records 9,163 of 19,148 dwellings in construction-age bands through 1980, or 47.9%. The later bands contain 9,985 dwellings. This balance is useful context: an inspection should be tailored to the particular house or apartment instead of assuming an original installation throughout Campanar.
Start with the building’s documents and ask what has actually been renewed. An apartment might need a revised distribution and new finishes while retaining recently replaced services. A house might require investigation of a roof, party wall or ground-floor moisture before the interior design progresses. Those are possibilities to establish through inspection; the statistics do not diagnose them.
A house within the historic core
For a house proposal, measure the existing envelope, roof form, openings and relationship to adjoining properties. Establish which features are protected before discussing a taller room, new roof terrace or enlarged entrance. A change that improves an internal plan may also alter the appearance or volume seen from outside.
Develop the brief around the household’s use of the house: sleeping accommodation, work space, storage, daylight and future mobility. Test whether these can be accommodated within the permitted envelope before making an extension central to the budget. If a structural opening is being considered, commission the necessary assessment and include temporary support, making good and the effect on adjoining finishes in its scope.
An apartment with communal installations
For an apartment in Les Tendetes, El Calvari or Sant Pau, obtain the building’s own information rather than borrowing the assumptions from a Campanar village-house project. Find out which pipes, ducts, façades, roofs and external spaces are common elements. A proposed kitchen extractor or cooling system must have a feasible, permissible route, and the proposal should show access for future servicing.
If the goal is better summer comfort, compare shading, glazing, ventilation and equipment together. Assess orientation and the actual window arrangement during the visit. Replacing a machine without checking heat gains and air distribution can miss the reason a room is uncomfortable. Equally, a decorative ceiling should not be finalised before the available space for ducts and maintenance access is known.
Commission the right scope
We can combine renovation delivery with the architectural, interior-design and structural coordination the project requires. The initial proposal should say which professional assessments are included, what permission work is needed and which decisions remain with the owner or community. Include a measured delivery route, waste arrangements and protection of shared access in the construction plan.
Before completion, review the house or flat against the agreed drawings and finish schedule. Demonstrate controls, record equipment details and identify any remaining work in writing. Retain evidence of authorised changes with the property documents; a clear building record is useful whether the next project is a minor repair or a future sale.
Your questions, answered
Is all of Campanar a protected historic nucleus?
No. The catalogue maps a particular historic nucleus, while the administrative district includes Campanar, Les Tendetes, El Calvari and Sant Pau. Check the property's location against the actual heritage boundary and any individual entry.
Can we add space to a house near Plaza de la Iglesia?
An extension needs a property-specific planning and heritage assessment. Establish the permitted envelope and relationship to the church's protected setting before commissioning a layout that depends on additional height or floor area.
Should a newer Campanar apartment receive the same renovation as an old house?
The brief and investigations should follow the actual construction and condition. Recent installations may be retained if suitable, while the design concentrates on layout, comfort or finishes. The scope should explain what is being reused and why.
Can architectural and interior-design decisions be handled together?
Yes. Coordinate the measured layout, structure, building services and finishes in one programme, with the appropriately qualified professionals responsible for their technical work. This helps resolve constraints before products are ordered.
