How it works

The same five steps for a kitchen or a whole house. Nothing starts on site until the permit route is settled.

  1. Visit

We discuss your priorities, inspect the property and record what needs further investigation.

  2. Design and scope

Compare layouts and finishes, coordinate the required independent professionals and define what is included.

  3. Permit route check

No permit, a declaración responsable or a licence: we check which one applies, and what your comunidad needs to hear.

  4. Fixed-price quote

A fixed-price quote in writing, with official fees and IVA shown on their own lines.

  5. Works and handover

Coordinated trades, agreed inspection points, written changes and a room-by-room handover with the applicable documents.

How we work

Know the rules before you plan

Three things that shape almost every renovation in the city. Each has its own guide.

  • Permits

Since 28 January 2026, a new municipal ordinance decides whether works need no permit, a declaración responsable or a licence.[1]

    Renovation permits
  • ICIO 4% and fees

On top of the works, the Ajuntament charges the ICIO tax at 4% of the execution material cost, plus a planning fee that starts at €140.90.[6, 7][8]

    ICIO and permit fees
  • Tourist rules 2026

New city rules on tourist use took effect on 25 May 2026. Long-term lets are not affected. We renovate homes; we don't handle tourist-licence applications.[9]

Renovating from abroad

Plenty of owners in València live somewhere else for part of the year, or haven’t moved yet. The works can run without you on site: decisions are made by message or video call and confirmed in writing, and your project manager is the one person you deal with. More in renovating from abroad.

  • One project manager, in your language, from the estimate to the handover
  • Keys held for you, and the administrator of your building kept informed
  • Progress updates you can follow from home
  • The paperwork filed for you, with copies sent to you

Spanish and Valencian terms, explained

Your questions, answered

Do I need a permit to renovate my flat in València?

It depends on what the works touch. Painting, new kitchen units and new sanitaryware with no installations moved need no permit; most bigger jobs go through a declaración responsable; some need a licence. Our permits guide explains the three routes.

How much will my renovation cost?

We don't publish prices, because every flat and building is different. The estimate is free; the fixed-price quote in writing follows once we have seen the property. The only amounts known in advance are official ones, such as ICIO at 4% and the planning fee from €140.90.

Which parts of València do you cover?

All 19 districts of the city, from Ciutat Vella to the Pobles del Sud. The Areas page lists them with their barrios.

Can you run the renovation while I'm abroad?

Yes. Most of the process works at a distance: photos and video for the estimate, documents signed electronically where the procedure allows, and updates from site while the works run. See how we work.

Do you build pools or do emergency call-outs?

No. We renovate flats and houses in the city and carry out booked repairs. We don't build pools and we don't offer emergency or round-the-clock call-outs.
